Condominium Studios

Like everything about Orlando CityPlace, the spacious studios and 1-bedroom suites at The Lexington at Orlando CityPlace are a cut above. Custom created by an award-winning interior designer, the dark wood transitional furnishings are both beautiful and durable. A color scheme of warm browns with cool accents invites relaxation. All studios and suites feature an eating or bar area with sink, compact refrigerator and microwave oven.

Other luxuries include brown leather headboards on all king, queen or double beds, large, flat screen TV and louvered privacy shutters on windows and balconies. Custom upgrades such as stone accents, Kohler Spa showerheads, granite bathroom vanities and granite counter tops and backsplashes in the eating or bar area are standard, and have been selected for quality as well as luxury.

MODEL 3 - THE PARK AVENUE

The price differential is based on which floor the room is located, with increases at floors 5 ($20,000), 8 ($20,000), 11 ($50,000), and 14 ($50,000).

Condo Association

Monthly condo association fees will include water, sewer, electrical, cable, and reserves for replacement of FF&E (furnishings, fixtures, and equipment) for the individual room. The proposed monthly fee for the Grammercy and Windermere rooms is $290 and for the Park Avenue $590. Condominium documents will be furnished upon receipt, providing further detail as to the common areas.

Property taxes are estimated at 1.8% of the purchase price ranging from $3,138 to $7,835 annually.

Deposit

A fully refundable deposit of $2,500 is required to secure a reservation, and each reservation enables you to purchase one room. There is no limit to the number of reservations you may secure or the number of rooms you may purchase. Pricing will range from $179,900 to $400,000+ and there will be a total of 228 rooms.

Contract

The Contract phase of the project will begin the week of November 7, 2005, at which time you will be able to select the specific room(s) you wish to purchase.

At that time, a refundable deposit of 10% of the purchase price (less any reservation deposit) and a purchase and sale agreement will be required to secure the room(s) of your choice. A final deposit of 5% will be required when you receive the Condominium documents (expected mid to late November) and after a 15-day rescission period, the deposit becomes non-refundable and the contract fully executed.

Completion Date

The developer expects to deliver completed rooms to owners in March or April of 2006. If you are interested in engaging the services of Regency Management to facilitate the rental of your room(s), they will be available during the contract phase to discuss the details of their services. A separate rental agreement will subsequently be executed. In the next few days, they will have printed material available on-site that will provide data that should be helpful to you in conducting due diligence with respect to the opportunity. In the meantime, I suggest that you visit travel web sites (expedia.com; travelocity.com; etc.) to check out the advertised room rates and availability in the Downtown Orlando area. While there isn't an exact comparable hotel, you will get a close approximation by reviewing The Westin Grand Bohemian.
